Preheat oven to 400° (375° for glass pan). Combine flour, oats, and brown sugar. Mix well. Mix in butter. Reserve 1 1\2 cup of mixture. Press remaining mixture into bottom of 13x9-inch pan. Bake 20-30 min. Remove. Turn oven down to 350°. Pour condensed milk over crust. Then use your imagination! Use any or all of the toppings, first nuts, then coconut and then chocolate chips. Top with reserved oat mixture. Sprinkle over toppings and press lightly. Bake for 30 min. or until lightly browned.
